When it comes to electrical safety, as a landlord you must ensure the electrical system in each property is safe. Everything must be checked on a regular basis, including power sockets, light fittings and switches. Regular visual checks are important whilst the Electrical Safety Council now recommends that the electrics in rented accommodation undergo periodic inspection and tests by a qualified electrician at least every five years, or every time a tenancy changes. However, in rental properties which are multi-occupancy, including shared houses, there is a statutory requirement to carry out periodic inspections and tests every five years regardless.

In addition to regular tests and checking, any appliances you supply with your properties should also be safe to use. Cookers, fridges and kettles etc. must undergo regular electrical safety inspection, carried out by a qualified electrician.

Fire safety for landlords

As a landlord you also need to take into consideration the importance of fire safety. A number of regulations must be followed if you are to comply with the law, including the provision of a smoke alarm on each floor of each property, and a carbon monoxide alarm in any room which has a solid fuel appliance such as a coal fire or log burning stove.

You must also ensure that your tenants are able to access escape routes at all times, whilst all furnishings you supply must be fire safe. Large, multi-occupancy houses should also have fire alarms and extinguishers.
