The survey also highlighted that one in five house buyers said they thought that electrical safety checks were included in home survey reports, whilst just under half said that they were unaware that any checks were needed at all.

Although the cost of fixing an electrical problem varies hugely according to the nature of the fault, the average cost of a repair is £1,700. However, some electrical problems can prove much more expensive than this to sort out. It’s also important to remember that in addition to the financial cost of electrical repairs, the risk of serious injury or worse simply isn’t worth taking.

When you get to the stage of having an offer accepted on a property it is important to have a survey carried out to identify any underlying problems which aren’t immediately visible but could cost thousands to repair. If the survey does highlight any problems, this may well give you the scope to negotiate on price. However, it’s important to remember that a survey alone won’t cover the condition of the electrics so to be absolutely sure, it’s best to arrange for a certified electrician to carry out an Installation Condition Report.
