Electrical services for landlords in Leeds

Starting university or college is a really exciting time and whether you’re moving to Leeds or have already been here for a while, we hope you enjoy living in this part of the world as much as we do!

Moving away from home to study usually means living in rented accommodation and if you’re planning on moving into a flat or shared house owned by a private landlord, it’s important that you’re away of electrical safety. Whilst landlords are governed by a strict set of rules and regulations regarding electrical safety, it’s still a good idea to be aware of your rights and to know how to spot any potential problems.

Your landlord’s responsibilities

First and foremost, it is your landlord’s responsibility to ensure that the property is safe BEFORE you move in, and that it is maintained in a safe condition for the duration of your tenancy. When viewing prospective properties, it’s sensible to make visual checks: no loose electrical wires should be visible and burn or scorch marks on or above plug sockets are a clear indication that the electrics aren’t up to scratch.

Houses which have multiple occupants must have a periodic electrical safety inspection carried out at least every five years. However, landlords with properties which do not fall into this bracket are not obliged to carry out electrical safety inspections.

All appliances provided with the property must be safe and at the very least have the CE marking to prove that they meet the requirements of European law. In order to meet these requirements, landlords must carry out regular safety checks to ensure all appliances are safe and working as they should be.
